Phase 2 of the Wrexham roofing project, re-roofing over 100 properties

This project was the second of a 3-phased re-roofing contract undertaken by Novus on behalf of Wrexham County Borough Council. The works culminated in the re-roofing of over 100 properties from the council stock in Wrexham.


A long standing relationship

Novus and Wrexham County Borough Council have a long standing relationship, having worked together successfully for a number of years.

During that time, Novus has completed a vast amount of works for the council including:

  • Kitchen & bathrooms
  • Roofing
  • Disabled bathroom adaptations
  • Painting
  • Small civil works
  • Boundary walls
  • Day to day maintenance and repairs

Background to this project

Almost 200 properties were completed in the initial 1st phase of the project and over 100 more were recently completed as part of the second phase.

Works on the remaining 60 properties (the 3rd phase of the contract) commenced in August 2020.

The Novus team completed a master programme that was updated weekly in order to keep the project on track and to agreed timescales set by the client.

Any slippage in the programme was addressed by increasing capacity to ensure that the delivery was made within the spend limits.

What services did Novus provide for Wrexham Council?

  • Bat and bird surveys
  • Erecting scaffolding
  • Arranging asbestos removals
  • Removal of TV aerials and sky dishes (re-fit upon completion)
  • Remove and re-fit solar panels on roofs
  • Full replacement of roofs – tile, slate and flat roofs,
  • Boiler flue checks throughout
  • Installation of new soffits, facias and gutters

What made this project stand out?

Novus has completed Phases 1 and 2 of the contract nearly 12 months ahead of schedule and are the number 1 performing contractor for this type of roofing works.

Whilst the 3rd phase has only recently begun, the client has already discussed Novus undertaking a potential 4th phase due to the success of this project, having completed the contract so efficiently thus far.


Were there any significant challenges faced with this project?

It is always a challenge when managing the different types of stakeholders in any given project.

Novus has met this challenge with clear, transparent, and frequent communication between all parties, holding daily briefing sessions with all team members and communicating with each other at every opportunity.


Did any Novus apprentices work on the contract?

Within the roofing contract Novus provides one apprentice to be part of the team, in this case, Arron Pemberton was selected to work on this contract.

Arron excelled during his time working on the project and subsequently won the Novus Apprentice of the Year award.

What social value did Novus add to the community?

On any given project, Novus aims to go above and beyond just the delivery of the project for the client.

One of the ways in which we do this, is through our social value activities – the corporate social responsibility and ethical conduct of the business.

Throughout the duration of this project in particular, Novus colleagues were heavily involved in assisting the local community in Rhostyllen.

Contract Liaison Officer Jacquelyn Evans spearheaded the social value acitivies on this contract and has generated a catalogue of instances where Novus has lent a helping hand to those who need assistance in the community.

Here are just a few of those small gestures of kindness that make a big difference:

  • Weeding gardens for self-isolating elderly residents during the lockdown period
  • Helping elderly residents fill planters with spring flowers on a sunny afternoon
  • Holding coffee mornings, cake sales, and a cup cake event at sites to raise money for various charities
  • Novus colleagues assisted a disabled lady by moving a heavy dishwasher blocking access to her kitchen

The Roofing Contract has progressed well, despite the Covid lockdown of 3 months the team managed to complete with an extension of approximately one month. Workmanship and the quality of the roofs has been very good, with very little complaint from residents.
