Building refurbishment including bedrooms, kitchens, and bathrooms at a University based in Staffordshire

Novus Property Solutions were awarded with a contract to complete building refurbishment works on a student accommodation Building at a University in Staffordshire.

About the University

Located on a site dating back almost 1000 years, the University was originally founded in 1949 and later received its Charter in 1962.

This University is a very well-respected centre of learning in the UK and has a reputation as a forward thinking and innovative institution.

Our relationship with the client

Novus Property Solutions and this University client have enjoyed a long lasting partnership that has endured for over 20 years.

There is a strong local bond between the two due to the close relative proximity of both organisations; with just 4 miles separating them.

Over the course of the relationship, Novus have undertaken numerous projects for the University, from planned and reactive property maintenance to larger-scale building and remodelling works.

Building refurbishment project

Our building refurbishment project saw works undertaken to one of the campus buildings – blocks W and X.

The schedule included:

  • Full replacement and design of 22 kitchens to a higher specification
  • Installation of resin worktops and integrated ovens & hobs
  • Bedroom refurbishments
  • New flooring installed to corridors and circulation areas
  • Redecoration to corridors and circulation areas
  • LED light renewal to the corridors and circulation areas

These building refurbishments were delivered by directly employed Novus operatives.

Fire stopping works

Both blocks of the Barnes building also benefitted from Fire Stopping works that were carried out by specialist sub-contractors and registered with FIRAS.

Hilti provided the technical details and specification for the required materials and fire stopping solutions.

What challenges were faced?

The current Health situation with Covid-19 has altered the way the works have been programmed and carried out.

For instance, the site set up was completely differently to other previous sites with the introduction of one-way gates to the welfare, site offices and the building.

The programme was developed with the requirement of social distancing measures to be implemented across the site.

As such, the Novus operatives worked in rooms on their own were possible, which actually increased the number of rooms and areas that could be worked on at any given time.

This number however had to be balanced and monitored with the maximum number of active rooms allowed by the client.

Additionally, the fire stopping works evolved throughout the duration of the project and had to be redesigned in accordance with Hilti’s requirements.

Project delivery

Despite the challenges faced and the tight timescale allowed for the completion of works, Novus delivered the building refurbishments on-time and in-full, just 14 weeks after works commenced on the building.
Returning students can now look forward to newly redecorated surroundings.
