Internal refurbishment to sheltered accommodation at Highgates

Stonewater is a social housing provider with a mission to deliver good quality affordable homes.

Stonewater manages around 31,500 homes in England for over 65,000 customers, including affordable properties for general rent, shared ownership and sale, alongside specialist accommodation such as retirement and supported living schemes for older and vulnerable people.

Highgates is a Retirement Living scheme consisting of 38 self-contained one-bedroom flats, associated offices and communal space at Highgates in Derby set over two floors.

Care Home Refurbishment and Redecoration

To make the communal areas more inviting for residents we have carried out a refurbishment to refresh the décor. We fitted new flooring, lighting and completed the refurbishment of the living area, stairwells, corridors, kitchen areas, communal WCs and laundry rooms with a redecoration.

We replaced the storage heater as the existing unit was broken. Our team rewired the electrics and upgraded the systems to ensure the safety of residents and that they were compliant, this included fitting a new call warden system, installing external lighting and carrying out fire alarm maintenance.

We wanted to ensure that the scheme captured the local area and the residents who live there, so as part of the redecoration works we installed feature wallpapers and digital prints of Derby in the 1950s.

We also carried out external works including line marking to the rear carpark area to refresh the lines and incorporate a disabled bay.

Novus Working with the Care Home and Residents

All homes were occupied whilst carrying out the works, so we held a coffee morning event, opening up the project and discussing the works which were being carried out.

The project team delivered key messages including:

  • Project Timescales
  • Explained the planned works and potential disruptions
  • Allayed any fears customers may have about works
  • Brought samples of our work from similar projects
  • Placed a Scheme Noticeboard in the main reception containing key information

The most difficult challenges throughout the project stemmed from having to maintain power and lighting to all communal areas alongside the first fix install of the new lighting system (including emergency lighting) as the building was fully occupied.

We achieved this with zero issues and kept in line with programme timescales.

Novus also had to maintain the fire stopping integrity during the swap out of existing fire doors and frames, this was met by assuring any doors which were removed were then fitted on the same day.

Once we completed the scheme, as a thank you, we carried out a ‘Love your Garden’ event. We created a herb box and a sensory garden for the residents, who helped the team out with the gardening.

We also put on a buffet as a celebration for the project completion. We also donated gardening equipment, so the residents could maintain their new garden.
