Spring Brook House – Internal Refurbishments and Fire Protection Upgrades




Refurbishments to the communal areas, corridors and fire protection upgrades to the building.
Novus Property Solutions were appointed by Housing 21 to complete refurbishments on the communal areas of Spring Brook House and carry out Fire Protection upgrades to the building.
What is Spring Brook House?
Spring Brook House consists of 29 retirement apartments, located in the town of Accrington near the picturesque Ribble Valley in Lancashire.
Operated by Housing 21, Spring Brook House offers independent living to its elderly residents and features a number of communal areas and facilities.
Who are Housing 21?
Housing 21 are not-for-profit organisation that provides Retirement Housing and Extra Care for older people.
They have a presence in almost 200 local authority areas and manage a portfolio of approximately 20,000 retirement and extra care living properties in the UK.
Housing 21 are “committed to providing a modern, forward-thinking 21st century service” that “includes updating and modernising their existing housing as well as developing new and innovative property designs and service models for the future.”
Our Relationship with Housing 21
We have a very good relationship with Housing 21 and Novus have been working with them for just over 2 years.
To date, Novus have carried out 3 schemes for the client through the Preston office.
What works are Novus Undertaking at Spring Brook House?
The overall objective of the project was to improve the fire safety of the building alongside achieving the complete modernisation of the communal of the building and welfare areas.
Specifically, these building refurbishments included:
- Fire Stopping works
- Installation of new fire doors
- Installation of new suspended ceilings and lighting
- Full internal redecoration (including painting and decorating)
- Relocation of the manager’s office
- New kitchen installation
- Upgraded dining and living rooms
The works involved were extensive and was considered to be a flagship project by the client.
Client Feedback
The Feedback from the residents of Spring Brook House, the house manager, and Housing 21 has been very positive since the project was delivered.
Novus have carried out several makeovers for Housing 21. They have all been carried out to a high standard and have been an overwhelming success. Every part of the makeover is carried out with care and passion and there is a real sense that Novus and Housing 21 are working together to improve the health and wellbeing of our residents.
Novus are more than happy to follow instruction from our design team no matter what the request and, as well as following the brief, they will actually go the extra mile and make suggestions where they feel we can improve things.
The staff and residents at Spring Brook House, the most recent makeover, are over the moon with the end result which has totally transformed the court. The Court manager said on several occasions that the Novus employees always went above and beyond and couldn’t be any more friendly and polite.
Novus overcame several obstacles including working through lockdown procedures to produce a high quality finish.
