Novus’ well-established partnership with Wrexham County Borough Council has been in place for over 20 years, where we have delivered a range of planned and responsive maintenance services to void and occupied dwellings across their North Wales social housing portfolio.

We deliver several workstreams for the Council including voids, roofing, external works, triple glazing, and painting. We were also recently appointed to their EWI Framework.

One of our largest and long-term work packages if for void refurbishments, incorporating a range of internal and external upgrades. The scope of each refurbishment varies from property to property with values ranging from £5,000 to £65,000. Since 2018, we have completed over 726 void refurbishments, with 100% completed to full satisfaction of the Council.

We have also delivered a significant number of roofing works to more than 931 properties since 2018, including bat and bird surveys, scaffold erection, asbestos removal, removal of TV aerials and sky dishes, removal and refit of solar panels, full replacement (tile, slate, and flat roofs), boiler flue-checks, and installation of new soffits, fascias, and gutters.

The works are resourced using locally based directly employed operatives, and approved subcontractors from the Wrexham area, affording logistical efficiency and benefit to the local community through employment and skills development.

Through continually developing our approach in partnership with the Council over the last decade, investing in a local team and a robust supply chain with transparent lines of communication and reporting, we have consistently delivered an exemplary service. Our performance on the contract is monitored against 7 KPIs including Customer Satisfaction, Defects at Completion, Time to Completion, Health and Safety, Defects during the Defects Liability Period, Appointments kept (in respect of follow on works), and Default Notices issued. We are currently achieving all targets stipulated by The Council.

One customer said: “Well managed contract and extremely consistent in regards to the professionalism on every visit they made. Well done; it was nice to see organised site management.” Ian Dobie, Wrexham County Borough Council’s Programme Manager, said: “The works that were completed by Novus have been excellent. The properties have been transformed, and the quality of the accommodation for new tenants has been greatly received. The volume of work that has been carried out cannot be underestimated”

We are also responsible for the delivery of a Community Benefits Plan and since being appointed to the framework we have worked collaboratively with the Council and members of our supply chain to deliver numerous social value initiatives including community centre refurbishments, refurbishment of a local sports hall, regular foodbank donations, installation of benches in the local area, plastering of an adventure centre for local children, vegetable gardens planted in local schools, food bank donations, sponsorship of local sports teams, and a £5,000 donation for the Royal Welsh Bronze Statue for all soldiers.
