Refurbishment and retrofit project across 16 flats.

This refurbishment and retrofit project transformed 16 flats across three Victorian seafront properties in a busy tourist location near Criccieth Castle.

Scope:
Works were delivered in phases. Phase 1 (June–December 2023) focused on internal fit-out, including the full refurbishment of 8 void properties (kitchens, bathrooms, plastering and electrics), communal upgrades such as fire stopping, alarms and AOVs, and water-damage repairs. Following storm damage over Christmas 2023, Phase 2 (January–October 2024) incorporated major roof repairs
using locally sourced Welsh slate, alongside ORP-funded external works including façade improvements, external wall insulation (Weber rockwool system), triple-glazed windows, ventilation and heating upgrades, damp-proofing, bespoke plinth detailing and enabling works.
Successes:
• Heritage preserved: Significant improvements to building performance, aesthetics and resident comfort, while preserving the properties historic character.
• Partner collaboration: Strong collaborative delivery with key partners ensured ORP compliance, high technical standards and successful community engagement with minimal disruption.
• Exceptional outcomes: Exceptional project outcomes, including enhanced kerb appeal, increased local property value, and outstanding safety performance with zero incidents and top SHEA audit feedback.
Challenges:
• Coastal challenges: Coastal location and exposed conditions required careful management of weather, scaffold safety and sand-blocked drainage systems, with storm damage driving rapid replanning.
• Bespoke design: Heritage complexities demanded bespoke technical solutions, including plinth redesign and tailored insulation approaches to meet funding and design requirements.
• Customer focus: Resident sensitivities, restricted access and a busy tourist setting required a highly responsive, people-focused approach to minimise disruption.
