Major Works Planned Investment Programme – Places for People
Places for People Group is one of the UK’s largest property management, development and regeneration companies, and one of the largest Registered Providers of affordable housing. They manage more than 240,000 homes across the country, building homes and communities where everyone is welcome and everyone can thrive.
In 2023, Novus secured a place on Places for People’s Major Works Planned Investment framework via competitive tender. This included 1st place in the South West region and reserve positions on three other Framework lots.
The framework covers a diverse range of domestic property architypes including houses, flats, bungalows, maisonettes, sheltered schemes and low-rise blocks. It consists of kitchen replacements, bathroom replacements, electrical works, heating system upgrades, window and door replacements, fire risk assessments, external works, environmental improvements, pre-paint repairs and cyclical decorations.
So far, Novus has handed over 223 properties across the Isle of Wight, Norwich, Colchester, and Ashford Kent. Works included a mixture of kitchen and bathroom refurbishments, new heating solutions, roofline works, and new doors. Volumes are expected to grow as the Framework develops, with further expansion across the wider geographic area.

Social value generation is a key aspect of this contract and we have made a commitment to deliver numerous social value initiatives through the term of this agreement including the creation of new employment opportunities, training and development activities and community investment projects.
We have also recently mobilised a further planned works scheme within the Scotland region, in Nidree in Edinburgh, and we are expected to turnover approximately £4m in 2024. Works include kitchens, bathrooms, windows, doors, roofline works, and boiler replacements to several general needs properties.
