Major refurbishment project at an assisted living complex

Farthing Court, in Mill Hill, Greater London is owned and managed by Kingsdale Group, a property management company based in Portishead, Bristol. The assisted living development comprises 31 two-bedroom apartments and 30 one-bedroom apartments, along with restaurant facilities, a hobbies room, guest suite and lounge area.

Major Refurbishment Work Delivery

Over the course of 18 weeks, nine operatives carried out the extensive interior refurbishment, working closely with the Kingsdale team throughout. During the course of the project, which is worth close to £100,000, the team redecorated all communal corridors and stairwells at Farthing Court as well as the staff studio apartment and guest suite.
 
With several elements to co-ordinate, and with the staff apartment required to be finished prior to works commencing on the guest suite, Novus’ team took a collaborative approach, liaising with the carpet fitters and the furniture manufacturers to ensure that the project ran smoothly and to the agreed programme of works.
 
The main refurbishment project saw our staff strip all existing wallpaper, prepare the wall surfaces and hang new lining paper, which was then painted with two coats of emulsion to provide a high quality yet low-maintenance finish.
 
In addition, we hung Muraspec wide vinyl wall coverings to all the walls above the dado rail. Ensuring the perfect finish required close liaison with the supplier as the wall covering had to be taken from the same batch to guarantee an exact match – a challenge when working with such large quantities of this high-end material. 
 
The existing woodwork required preparation and repairs, before being repainted with Dulux products, including Dulux Trade Undercoat, Dulux Trade Diamond Eggshell, and Dulux Trade High Gloss.
 
We also stripped out and replaced two bathrooms and two communal toilets as part of the comprehensive refurb. As well as new sanitaryware, Novus built new partition walls, and tiled the floor and walls.

Major Refurbishment Main Challenges

The main challenges are ensuring that the staff bedsit was completed before the guest suite could be started. In order to achieve this, the team had to liaise with the carpet fitters and Hammonds furniture makers to co-ordinate schedules.

 

We offered a very personal service to the residents and scheme manager. There are 61 apartments which are all lived in and we considered each resident’s personal circumstances during the project – a challenge, but one which we felt it was necessary to meet. “Farthing Court is the Kingsdale Group’s flagship scheme, so we knew that we had to exceed expectations and complete our works on schedule and to the highest possible standard – something that I am proud to say we worked hard to achieve.
