The project involves the full refurbishment of 250 bedrooms, consisting of 6 UA rooms, 60 bunk‑bed rooms, and 184 double rooms. Works include the complete strip‑out of existing bathroom pods, WC partition walls, and shower pods, followed by the construction of new stud walls and installation of fully fitted new bathrooms incorporating tiling, sanitaryware, showers, and a full electrical re‑wire including the replacement of consumer units.

Scope:

Bedroom refurbishments cover the removal of all existing furniture and flooring, full electrical re‑wiring, installation of new flooring, complete decoration, and the fitting of new case‑good furniture including headboards, wardrobe/TV units, and mirrors, along with silicone finishing and vinyl door wrapping to all doors. The works are delivered in phases, with Phases 1–5 each comprising 53 rooms, and Phase 6 comprising 8 rooms.

Successes:

  • Phases 1 & 2 handed over on time with no delays
  • High-quality installation with strong client feedback
  • Minimal variations encountered to date
  • Effective management of a restricted compound area, despite space limitations
  • Strong quality control resulting in excellent overall product delivery

Challenges:

  • Material sourcing issues, including French sockets, skirting, and ventilation fans, causing delays due to import lead times from France and Germany
  • Material procurement is client-led, meaning quantities and accuracy are outside our full control
  • Restricted compound space, requiring increased delivery frequency to avoid congestion
  • Client-provided materials from France are difficult to access and have unpredictable lead times
