Cyclical Decorations and Passive Fire Protection – Platform Housing Group



Platform Housing Group is one of the largest housing associations in the Midlands, owning and managing over 48,000 homes from Herefordshire in the West to Lincolnshire in the East, and from the Derbyshire Dales in the North to the Cotswolds in the South. We deliver £1.6m of cyclical decorations and enveloping works to approximately 3,400 properties annually across Hertfordshire, Worcestershire, Birmingham, Walsall (approximately 75% external and 25% internal), working on a cyclical six year cycle. Archetypes include low-rise flats, semi-detached houses, terraces, bungalows, sheltered schemes.
The work scope includes pre-paint repairs (to damaged/decayed plasters, frames, canopies, rainwater goods, masonry, fences, windows, fascias, soffits, gates), external painting, roof, chimney, pointing works, replacements to fascias, soffits and rainwater goods, UPVC washdowns, and interna decorations of communal areas, staircases, internal rooms.
We offer added value wherever possible e.g., we identified a solution to replace timber fascias and soffits which required repairs, to create efficiency savings with UPVC not requiring initial painting works. This reduced long-term maintenance with the cyclical cycle for Platform HG.
We also undertake standalone projects e.g., in 2021 we delivered a £175k 6-month refurbishment project to Geraldine Court (self-contained two-storey block of 25 flats), including Internal redecorations, communal refurbishments, renewal of individual and communal fire doors, replacement storage-heaters, flooring renewals, internal lighting, external lighting to pathways and gardens, mew paving and installation of new mobility-scooter stores.
In addition, we deliver large volumes passive fire protection works for Platform Housing Group through our specialist Novus Assure division. In 2023, we delivered 7,249 individual passive fire protection tasks incorporating, surveys, inspections, installation, and maintenance. This included installation of 1000+ fire doors, maintenance to 1,300+ fire doors, 2,500+ penetration seal installations, amongst associated installation, maintenance and quality inspections.
The contract is managed from our central Birmingham office using a 50-50 split of in-house operatives and trusted local subcontractors with around 25 operatives working on the contract at any one time.
