Clarion Housing Group – Modernisation and Fire Door Installation





Internal re-modelling and modernisation to the Live Smart specification, including complete redecoration, new ceiling installation, new floor coverings and the installation of new compliant flat entrance fire doors.
In October 2019, Novus was awarded a significant contract to complete large-scale refurbishment works at The Beeches & Villa Gardens in Waterlooville, Hampshire by Clarion Housing.
About The Beeches and Villa Gardens
Located in Waterlooville in Hampshire, the property provides sheltered housing for the elderly and features a shared communal lounge and other activity rooms on the lower ground floor.
The Beeches has 40 flats, arranged over 3 split floor levels with off-street parking to side and rear of the property. There is also a communal garden and patio area.

What Did these Works Involve?
These extensive refurbishments involved the re-modelling and modernisation of the building to the Live Smart specification.

- Refurbishment of the other doors to ensure an aesthetic continuity.

Fire Door Installation
The Fire Doors are fitted to the client’s specification FD30 Oak Veneers.
They were installed by our BM Trada Q-Mark trained operatives with certification undertaken by Gary Purdy – our Novus BM Trada Q Mark Supervisor who holds certification for Installation and Maintenance.
Internal Re-Modelling
The internal re-modelling works consisted of internal partition removal that created an enlarged lounge area and redesigned kitchen. This resulted in a wide open-plan format.
Our team also refurbished and enlarged one of the managers\’ flats to create a 1-bed flat on the first floor and a new office to ground floor.
This also included an open plan reception area and new main entrance to the building.
The External Works
Externally, the works comprise the creation of an additional carpark that utilises an unused area of garden, refurbishment of entrance driveway, and the installation of a new electronic card entry system.
Additionally, the team installed 2 new aluminium canopy entrances and a new scooter store for residents’ use. Add to this, the construction of a new access ramp to the lounge.
As part of our social value commitments, Novus added a new patio BBQ area for the residents of The Beeches located away from the main building.
