Ashby Court Refurbishment Works – Places for People

Ashby Court is a well-established retirement housing development situated in the heart of Norwich, Norfolk. Built in 1999, the property comprises 31 self-contained flats—a mix of one- and two-bedroom homes.

As part of an ongoing partnership with Places for People, Novus Property Solutions was appointed to undertake refurbishment works at Ashby Court. The scope of the project included:

• Full kitchen replacements within all 31 apartments
• Associated electrical upgrades, including the installation of new Consumer Control Units (CCUs)
• Refurbishment of communal and guest room areas to ensure consistent quality and safety standards

The works were carefully planned to enhance the comfort, safety, and energy efficiency of the property while maintaining a live and fully occupied environment

Challenges and Solutions

Working within a city-centre location presented several logistical challenges. Limited parking availability and restricted site access meant that skips and storage containers could not be positioned nearby.

The nearest suitable facility for waste and material storage was located 30 minutes away from site, creating additional demands on transport and labour. To overcome this, our team implemented a detailed logistics and scheduling plan, ensuring that materials were efficiently delivered and waste was removed without disrupting residents or local traffic.

Despite these complexities, the project was delivered on time and to a consistently high standard.
