Project Description: Decent Homes Works & Refurbishment

The strength of our long established relationship with Places for People was deep-rooted when we were listed as one of their key contractors.
The four-year decent homes and refurbishment programme to Places for People’s housing stock across Central London, Kent, Sussex, Hampshire, Milton Keynes & Thames Gateway consists of Decent Homes Kitchens, Windows, Secure by Design front doors, Roofing, Groundworks and General building. The local design responsibility for these works resides with the contractor.

Through the tendering process, Novus not only committed to delivering value for money, but also helping deliver social value in the communities where we are contractually working. Delivering social value can take many forms; from providing employment or skills opportunities, to holding a community project to tackling a local issue. In simple terms, it is about improving people’s lives.
To ensure Places for People gain the maximum value for money from their partnerships they have introduced performance objectives across a number of key focus areas, which each contractor is performance managed against. These commitments have been incorporated into the yearly Novus operational programme of works and are linked to the scale of work being carried out and the geographical area where the works are taking place.
Not only are Novus required to report monthly on the progress in these focus areas, we have also established
working groups to ensure each focus area is delivered upon. The ‘Strategic Alliance Group’ discuss operational
and strategic improvements, highlighting any forward planning issues that could impact the delivery of the
framework and ultimately affect contract spend.
The Commodity Group tasks Novus and framework partners PMD and Keepmoat to “seek the best value” through the nominated supply chain and the open market. The purpose of the group is to improve visibility and accountability within the supply chain, to continually seek improvements to quality, and provide innovative solutions and products. Through this process, we can provide potential commercial savings, improved value for money and enhance end-customer satisfaction.
