Project Description: Refurbishment of former hostel into 29 flats

The former hostel in Leeds, which had previously been vacant for 2 years, underwent major refurbishment works to convert the property into 29 self-contained 1 and 2 bedroom flats.

The scope of works undertaken to deliver these innovative new affordable homes included kitchen and bathroom renewals, rewiring, full gas central heating installations, new carpets and full redecoration. 

Structural alterations and compartmentalisations were carried out to form new entrances and staircases with new flooring, lighting and decoration.
 
Fire protection measures included the addition of smoke detectors to flats and dry risers and automatic smoke vents to communal areas.
 
External refurbishment works included the formation of parking spaces for residents, the construction of a new bin store to keep the complex tidy, external lighting to improve safety and security and landscaping to improve the visual aspect.
 
The existing community area has undergone a full refurbishment to provide a modern vibrant facility where the over 55-year-old residents can interact with each other to improve social cohesion.
 
As part of the Social Value commitments made under the contract, we also transformed a dilapidated paved drying area to the side of the flats into a communal garden for the residents who are set to move into the new flats. We built planters and benches, and installed and painted fences around the area.
 
To ensure that the existing residents, the general public and our workforce remained safe throughout the delivery of the works our internal Health and Safety team carried out safety audits at set junctures and the contract team achieved 100% compliance on all audits undertaken.
